Approx. how long would it take to remove fan and fit a new one? TIA

Erm, it's not working properly, blows very little on high.

I suggest you check/get checked the resister they are more prone to fail than the fan itself.

Yes, I'm aware of that. When faulty, the fan only works on high which is different to the problem I'm experiencing at the moment.

When the fan is faulty however it usually doesn't go at all. Calais fan control IIRC is also affected by BCM, but resistor should be first point of call

Fan was faulty not resistor
